SHORT TERM RENTAL LODGING AGREEMENT

This Short Term Lodging Agreement is entered into by and between RBA Living, a division of Holdings at RBA, Inc., hereafter referred to as “Manager,” and the undersigned guest, hereafter referred to as “Guest.”

  1. Property
    Manager agrees to provide temporary lodging accommodations located at the property address provided in the booking confirmation. The property is referred to as the “Premises.”
  2. Ownership and Management
    The Premises are privately owned. RBA Living acts solely as property manager and authorized agent on behalf of the owner.
  3. Term
    The occupancy period begins on the agreed check in date and time and ends on the agreed check out date and time as confirmed in writing. The period of occupancy is referred to as the “Term.”
  4. Occupancy
    Occupancy is limited to the individuals disclosed at booking. Guest accepts full responsibility for all occupants and their conduct. Unauthorized occupants are prohibited.
  5. Use of Premises
    The Premises are provided for temporary residential lodging only. Commercial activity, parties, events, unlawful activity, or any disruptive conduct is strictly prohibited.
  6. Condition of Property
    Guest acknowledges that the Premises are in good condition at the start of the Term unless otherwise reported in writing upon arrival. Guest agrees to maintain the Premises in a clean and orderly condition during occupancy.
  7. Damage
    Guest is financially responsible for any damage to the Premises, furnishings, appliances, or contents caused during the Term beyond normal wear and tear. Manager reserves the right to charge the payment method on file for repair or replacement costs.
  8. Payment
    Full payment of lodging charges and applicable fees is due as agreed at booking. Failure to remit payment as required may result in cancellation of the reservation.
  9. Security Deposit
    Manager may require a security deposit prior to occupancy. If required, the deposit will be returned within seven days after departure provided there is no damage, excessive cleaning, or outstanding charges.
  10. Late Departure
    Departure must occur no later than the agreed check out time. Unauthorized late departure may result in additional charges.
  11. Access
    Manager may enter the Premises for inspection, maintenance, or emergency purposes with reasonable notice when possible.
  12. Smoking
    Smoking of any kind is not permitted inside the Premises.
  13. Pets
    Pets are not permitted unless expressly approved in writing prior to occupancy.
  14. Personal Property
    Manager is not responsible for loss, theft, or damage to Guest’s personal belongings. Guest assumes all responsibility for securing personal property.
  15. Assumption of Risk
    Guest acknowledges that occupancy of the Premises carries inherent risks. Guest voluntarily assumes all risk of injury or loss arising from use of the Premises.
  16. Indemnification
    Guest agrees to indemnify and hold harmless RBA Living, Holdings at RBA, Inc., the property owner, and their agents from any claims, liabilities, or damages arising from Guest’s occupancy.
  17. Compliance With Law
    Guest agrees to comply with all applicable local, state, and federal laws during occupancy.
  18. Governing Law
    This Agreement shall be governed by the laws of the state in which the Premises are located.
  19. Entire Agreement
    This document constitutes the entire agreement between the parties and supersedes any prior discussions or representations.

By signing below, Guest acknowledges that they have read and agree to the terms of this Agreement.
